Hey all, thought I'd start a thread here mostly to motivate myself with public shaming. I joined this forum a few years ago, right about the time I thought I'd have more time/money to devote to doing what I wanted to the garage. (HA)

Enter re-meeting my now wife, gutting and renovating the house I bought as a bachelor pad, purging toys, buying toys, having a child and now...

I need to actually use my garage! We are in the middle of renovating our tiny little home (removal of walls, all new floors all new trim and doors etc) and so the garage has become prime workshop space. Sadly as the tool collection and project list grows the clutter does too.

I hit breaking point this week, and said it's about time to clean up, pick up and organize with an eye towards making long term plans for the garage.

I'm working with a 24 wide by 30 deep detached double garage. It is a stick framed structure on a slab and is probably in the 20 year old range.

Besides the few cabinets you see around the walls I did build a rolling cart for work, which has been very handy:

and believe it or not, there was a time when it was clean enough and well enough organized to get 3 cars in it:

Which is a goal for this upcoming winter, my wife is sick of her vehicle sitting out.

Immediate Needs
  • Remove most storage from the side walls to maximze door opening when cars are in
  • better organized wood storage
  • Hand tool storage (rolling tool cart?)
  • better lighting
  • additional outlets
  • Access doors repaired (Jambs rotted out on the bottom)
  • Bottom row of siding replaced (rotten)

Unsure how far I can get before the snow flies with house projects, but I need to get it clean enough to remove 2/3 cars and work in there but still be able to get all 3 in.


Some Day

I'd like to lift the garage up and do 4 foot of block, and set it down on the block and re-trim in for new taller overhead doors. Likely when it's time to side the house so we can justify re-siding the garage.

I'd like to insulate, heat and cool it. I'm in SD if it's not -30 it's 100.

I'd like to add 12 feet to the back of it as finished space for my office. I work from home and we are goign to run out of extra bedrooms sooner or later. Having my work area separate from the rest of the house would be very nice.

I think that sort of covers it. On to the actual work!

Starting with Garbage collection and putting things that have a home but aren't in them away this week. Probably pull everything sitting against the wall away from the wall this weekend and take stock/purge anything that isn't needed. Luckily we have fantastic trash service in that they can/will take anything and dispose of it properly. Many things belong at the lake, are friends, I have 4 empty LP cylindars (and two full ones by the grill, and two more full ones at the lake?!) that I probably don't need... Not sure if I'm keeping the Radial Arm Saw or not. Those kind of choices.

If I can manage to get the side walls less cluttered for parking and form a storage plan for what I'm keeping that'd be a good weekend!

Nice cars! Yeah I don't ever plan on selling my C5 but things change all the time. I have 2 boys at home and my two year old just loves the Corvette so I think he would kill me if I sold it! Lol

Worked out a plan for the floor since we're going to be effectively emptying the space we might as well address the floor, right?! (Wife's answer: No. My answer: Yes obviously).

Anyway Looking at Garage Flooring TL39 since I can etch this old slab and then apply it.

In order for that to happen I need to get my **** in gear and get things cleared out / up off the floor so more of that shortly.

I have all my sockets in a plastic clamshell that I thought would be SUPER convient (hey I can close the lid and take them anywhere!) WRONG. Closing the case and picking it up dumps all the sockets. So it has turned into a stationary holder that takes up a lot of space. These will be much more useful.

1. It's a rubbish old furnace from the 1980s and parts for those are getting harder to find and more expensive. I lost count of the number of those I condemned back in the day due to cracked and failed heat exchangers.
2. It's grotesquely oversized for your space and will short cycle like crazy.
3. You'll never be able to shut it off in the winter. If your garage drops below freezing the condensation in the furnace will freeze and crack the internals.
4. Where are you going to send the condensate?

If you must use a residential furnace in a garage, get an 80% one. Less efficient but much more sensible.

It was a free pick up from my family, I had already identified the drawbacks you listed and about a 6 months after I got it I realized that a more traditional ceiling hanging (Reznor / etc) would meet the needs much more. This one is on it's way out of my garage and my life. As much as I like to fantasize about a fully heated/air conditioned garage/shop the reality is that if it gets heated that'll be a good step forward.

So long and short, that furnace is getting moved out and condemned to the dump!!

and back from the dead.

Organizational issues got put on hold (though it got much cleaner and 2 cars were parked in it for a long while) to address a structural issue the cleaning out revealed.

The roof, from the outside looked relatively fresh and in great shape (it was put on in 2005, I would later learn) but due to ice daming on the south side the overhangs had rotted out. I finally noticed it (who sticks their head in an overhang?!) when the soffit starting showing some texture and eventually rot.

Off with the old roof, exposing this:

That is the worst of it, along with some tree impacts that were patched, a couple pre-rotting and a couple post rotting.

I replaced all the rot with new matching OSB and sistered in a few pieces on those rafter tails for secure facia mounting (rafters didn't have any rot outside of the last couple inches of tail so I didn't do anything structural to them).

Old 3 tabs had no feltpaper/underlayment of any sort (is this a thing? I was shocked) so tear off was actually pretty fast and easy. New decking on, new fascia's on, drip rail, two courses of ice and water, synthetic underlayment and on with the new 30 year architectural shingles:

Wife thought brown went better than green/silver (and I agree) with future plans for the house/garage so we did some Tamko "Rustic Redwood"

This was my first roofing job of any sort, thankfully the local lumber yard is more than happy to lend tools like the shingle shovel for removal and offer advice. I purchased a MAX CN445R3 roofing nailer to complete the job, and it was a worthy investment IMHO as once I realized how the included trigger was intended to be used it didn't double shoot or jam once on me (https://www.amazon.com/gp/product/B01I3KJ9JQ/?tag=atomicindus08-20)


Left for this week is cutting in the ridge vent, shingle up around it and put on the ridge vent. Then it's adding in the new soffits and getting ready to replace windows/entry doors and put up new siding while I clean it out to prepare for insulation and drywall of the ceiling.

With a 1.5 year old (and another due in March) I get limited amounts of time to work on it but we are making steady progress towards having it buttoned up to return to inside work once the snow flies.

Speaking of inside, I have 12 of the 4ft LED fixtures I've been playing with ready to go up on the ceiling, so I'm really looking forward to better light.

Make sure you post photos of all of the work you do to the garage. Siding ,soffit, fascia, window and man door. Are you installing different size window/ doors?

Thanks! Time is thin, but the structural stuff is a priority. Only thing more expensive than fixing water damage is building a new garage when it does it in completely, so no sense letting it go!

Thanks! Finally able to jump back in and get some work done and I won't lie, I was excited to have a reason to bring this thread back to life.

I am keeping the overhead doors with no plans to go bigger than the 7 footers in there. Eventually some newer insulated ones but not in the budget this fall with the other exterior updates. Bigger doors will have to wait for a bigger garage as lifting and adding height to this one has been ruled out. I figure we have 3 cars and soon two kids already, another garage is likely in my future so a lift and bigger doors will have to wait for that day.

Back windows have to go, they are the typical 4ft wide swing up and in single pane garage jobbers. Fine for an uninsulated not heated garage, not ideal once it's heated. Wife of course voted ones that match the house which are Anderson 400 series double hung... We met in the middle with 100 series single hungs for the garage. We're going to do two 30 inch wide 3ft high windows to replace what is there.

New man doors but in the same place and the same size. Luckily whoever built the garage didn't attempt to squeeze a door on the front like is so popular so they are appropriate size, just rotten.

Looks like we're going to do to smartside LP siding. Lap below with a band at ground level, then a band and shakes in the peaks.

The goal is 4.5 inches of exposure on the laps to get as small as we can to get that period correct craftsman bungalow look going.

Just went down to the lumber yard and paid my bill for the roof today and picked siding pieces out, so they'll come measure in the next couple days and we'll get a good idea of how much it'll cost us.

In the mean time, I am putting up the ridge vent tomorrow so the roof is totally ******* and then I can start on the soffit install. The fascia and soffit are Smartside LP as well.

I'll of course take photos and document my progress as I go so we can all enjoy my slow progress.

Your beginning pics remind me of my garage, It's a tight fit until my new shop gets built. But a couple hours a week of work on it will do wonders. Now I need to go find my 10mm socket.

Got my siding quote, pretty much what I expected ($***.** more to get it through the local lumber yard vs having to go pick it up at big box stores, I'll take that) except the doors.

We have two man doors, they're just you basic $99 pre-hung with brickmoulding doors right now that have rotted out. Local lumber yard said "hey we can sell you some doors with jambs that won't rot.." so I said toss them on the quote, one with a window one without.

They quoted $734 for a 2-8 X 6-8 & 1 3/4 24ga Steel door with 2 panels w/22x36 window and white clad rot-free jamb, along with 3.5 inch white trim.

$684 for the non-window.

I can't really find a door with the rot-free jambs on the big box stores, but I also can't find a lot of steel entry doors primed white for $700. I'm thinking we do a rot free jamb kit and a slab door, any suggestions on the topic?

Back from the dead, I mean, back from having a second kid.... :D

Everything goes on hold obviously when the children arrive, and then for the next year while dad recovers...

Also, turns out the house is higher priority than my garage(s). Shocking, I know.

But, now that we're at the point where I need to do some finish carpentry for the house projects and our little home isn't big enough to live in and build in, so the garage gets some love!

After some wiring and a whole lot of moving/piling the insulation and drywall gets delivered today for the ceiling, and the brother in law is coming this afternoon to get a start on getting it hung.

Progress overview for the night:

  • Finished Rough in for wiring, everything that needs to be done in the ceiling is done
  • Split outlets into 3 circuits instead of all one 1 circuit
  • added 3 outlets to the south wall where there were none
  • added one outlet to the west wall between the garage doors where there were none
  • Six switched outlets on the ceiling for 12 lights
  • two 15 amp outlets on a seperate circuit for garage door openers
  • Installed pull down ladder for attic storage purposes

Hopefully by this weekend we'll be hanging sheetrock!

No appreciable progress today like I had hoped, the storm is hitting so things got shuffled so the Jeep could get put in the garage. Filled the generator and topped up the cans, already a couple hundred around here with no power and we are sump pump reliant.

Thanks, we experienced flooding this spring already but not on the level of Nebraska. This storm could cause a lot of damage and take areas that has minor flooding and cause major flooding all over again. The saving grace (sadly) is that it looks like we'll get 2 feet of snow instead of 3 inches of rain, so we'll at least have the 2-3 days it melts to get rid of water.

Funny feeling having a good old spring thunderstorm knowing it's about to start snowing to beat you-know-where.

Recovery time is OK if it's just snow, takes time but we're equipped for it. Problem was we got ice, which no one is equipped for.. Power outages, I've been running around helping people pump out their basements etc. Luckily my 8000 Watt Generator is/has been running like a champ.

The lights I have are "Shop Lights" but if you take them apart a bit you can easily remove the on/off chain. I just removed that and plan to screw them to the ceiling and plug them in as they have holes pre-drilled at 20 inches oc. I pre-wired 6 switched outlets for the 12 lights after measuring everything out.

Nice thread, kinda looks like my 'hot mess' to play with. Not to take away from your project...but this pic has piqued my interest in your neighbor over yonder...i am now curious to look at his garage. get him on GJ and link it :)

That garage is epic but the house that goes with it is more so. I suspect the majority of the garage is "Storage of stuff I can't part with" I know it's un-insulated but heated as it typically has 3-4 foot icicles hanging from it all winter.

A little progress today! Had to run generators to folks this morning (several friends/family friends going to be out of power for another 2-3 days so 5-6 total) and now have to get ready for the step fathers birthday party tonight. Anyway, another bundle and a half of insulation put up and the floor squeegeed to get the vehicle drainage off.

Basically ready to start pulling garage door stuff and my sheet goods rack off the ceiling so I can finish the insulation and start hanging drywall.

I have a 28x34 and wanting to insulate and Sheetrock the ceiling. Question - are the lights you will have after sheetrocking - hanging from the ceiling and plugged in?

I might shorten the cords too but that'll depend on how much time I feel like I have when I'm putting them up for the final time.
