I've been a long time lurker on here, reading threads and checking out different designs.

This is the start of my build thread for the shop that has been in the planning and wishing stage for 4 1/2 years since I bought my farm in 2008. When I bought the 120 acres, there was no electric, no water, no house, no roads and missing 3/4 of a mile of fence. It took me 2 years to get the place finished fenced in, a road and much haggling with the electric companies and neighbors on getting electric to the land. We moved a 2600 square foot solitaire on the place after I drilled a well and built the foundation for the house. We've been living here since June 2010 and now have 23 head of cattle, 102 chickens, 3 pigs, 5 rabbits and a 1/2 mastiff 1/2 ? dog. I've had to borrow my brother's shop from time to time to do majore maintenance and to build my mud racing truck, and last year I put of what my wife calls the portable meth labs to work in over the winter to work on the race truck and our other vehicles.

I still need to replace over a mile of barb wire fence and many other projects on the farm, including rocking in around the house, I have the front steps done and 80+ feet complete with 130 feet to go as time and money allow, but we are to the point where a shop/commercial kitchen are needed for our plans. Yes, my shop will have a commercial grade kitchen in it. We raise a large garden and many fruit plants that we can, make jellies and jams, and we are starting in on honey bees this next spring. To be legal and sell off the farm we have to have a commercial kitchen to do it.

I bet I have designed and drawn out over a 1000 different building design, floor layouts, etc.. and gotten quotes. I've finally locked down what I could afford that would meet my needs for the next 10 years or so I hope.

Here is what I'm building, it will be a 40x80x14 pole barn. I will have the rough plumbing put in and the concrete floor tied into the barn posts. Once that is completed, I will have 5 inches of open cell spray foam sprayed on the roof and walls to total seal in the building. I will have 3 12x12 insulated garage doors, 2 walk through doors and 6 windows in the place.

I have a 91 dodge 3/4 ton diesel I'm building for my son, a 99 dodge diesel 3/4 quad cab with 350k plus miles that needs some tlc, an 05 dodge crew cab 1 ton, a 46 dodge pickup that needs to be put on a s-10 blazer frame and built, and my next mud truck project is to take my 800+hp / 1400 ft/lbs race engine into a lighter frame and put the 46 power wagon body on top. I also want to build a modified stock race truck for the kids to start racing.

I'll post picks up as things start progressing, should close on the loan this week, just waiting on paperwork to be completed and then I'll order the building, get a dozer on site to finish leveling the site and dig my pond deeper....

I've already scrapped the grass off the spot and started leveling with a boxblade and front end loader on my tractor.

I wouldn't use those overhead doors. I'd use canister doors. Look at the amoint of ceiling space they use and light that can be blocked off.

Also, I don't think you'll be happy jockeying those vehicles around. That paint booth isn't gonna' be fun to navigate into.

I'm bill doing a 90' L x 40' W in a month or two. 10' x 40' will be under the same roof, but open like a porch. 20' x 40' for my wife and 60' x 40' for me.

It's not the ideal floor plan that I dreamed of, but with the budget I have to deal with on this project, it was the best bang for the buck. I have a rotisserie and body dollys that I've built for the car projects that I'm working on to move the big body parts to the paint bay. And if I can't turn a full vehicle into the paint bay in that amount of space, then there are always the wheel caster devices to make moving vehicles easier.

Overhead doors are what they are and what I'm going with and already spec'd out. I generally don't work with the doors open, it's too dusty here and have plans to heat/cool the shop and kitchen area and may end up closing off the work area to allow for better cooling/heating of that area.

I'll be in heaven no matter what, I sand blasted and epoxy coated my 69 camaro in a 2 car garage with a blasting bay/paint bay built out of pvc pipe and sheets of plastic and moving stuff in and out of the garage every time I went to do something and did a full tear down of the mud truck in that 12 x 20 garage in a box last winter.

Around here you would have to have a 3 compartment sink in the kitchen. Looks like you have the hand sink and the mop sink just outside the door. Good planing so far.

Is that dry storage to the right or refrigerated? Probably dry. Should be all metal with a metal sanitary cove and an air tight door. Keep the unwanted creatures out.

When you seal up the building with foam don't forget to allow for ventilation. Bearing in mind I'm in the UK I have to say "You ****!" for having so much space.

Here are some pictures of the site where the building is going. I started leveling the ground a couple of days ago and digging boulders out of the ground with my tractor using my front end loader and box blade. I hauled a couple of loads of rocks out of the flat area with my 4 wheeler and trailer to add to my stock pile for rocking the house. That large row of big rocks are the ones that the dozer dug up when I put my house in, They are at the edge of where the building is going to go. I'll have to relocate those.

Thanks, I looked at a lot of land before I bought this and overall I'm happy with it. I could have lived without the oil wells being drilled on it and dealing with the oil company, but it was out of my control since the osage nation owns all of the mineral rights in Osage county where I live. My place is about 1 1/2 miles east of where I grew up and where my parents live.

The house is at the 3rd choice on the property on where I wanted the house. The 1st choice, it was going to be 26k just to get electric to it. The second choice, I couldn't get the land owners to the north to grant a right of way for the power line along thier fence line. It still ended up costing me 9k+ just to get electric on my property at the corner on the south side and that was only a 1/4 of a mile run. I live 3/4 of a mile too far out to get dsl and I refuse to pay 4500.00 for the phone company to run a line down the poles I've already paid the electric company for just to get phone service.

Closed on the farm refi/building loan today and ordered the dozer to come in next week to finish up the pad and work on my pond. I spent a little while this afternoon using my loader and box blade dragging dirt off the hill and some more big rocks out of the ground till I broke a hydraulic line on the front end loader.

Will get a new one made tomorrow morning, get it fixed and do a little more. I'm also going to throw a chain around some big rocks I dug up and drag them over to the house for base rocks for the house rocking I'm doing.

Waiting on the dozer to get here at the end of the week to finish up the area for the building and work on my pond. Been playing with the design a bit more and changed it up, I'm leaning towards the first floor plan vs. the second floor plan below:

The only difference between the two plans is I added a 4th door on the second plan. Across from the 3rd front door. The reason I'm leaning towards the 1st one is I would very rarely need to put a trailer in there other than working on it and I can back it in for that. Second reason is limited space behind where the shop is, my garden, and growing pecan orchard is behind where the shop will be, so limited drive through area and I'm hoping at somepoint of adding a shed onto the left top side at some point for a wood working shop. 3rd is I loose storage space with the 4th door.

Any thoughts?

Rained last night with more to come today, it's been dryer than a bone for almost 2 years until I started the building project. I'm not going to complain too much, we are over 12 inches short on rain fall due to the drought.

I've hit some large rocks clearing the pad with my tractor, here are a few pics of where the building is going.

Only thing that is strange to me is how your bathroom opens up into the kitchen.


Any plans of having a type 1 or type 2 hood? I'm assuming you are trying to get the kitchen certified and are probably getting away by claiming it is for bottling purposes and not so much cooking purposes?

My wife doesn't want to go through the shop to get to the bathroom, I hate having two doors into the bathroom and may delete the one in the shop.

Right now the stove is in the floor plans just for planning. We don't need a stove for the honey processing or eggs. We won't ever be cooking food in there, maybe later down the road we will expand to pickling and jamming in there, but that will be later down the road, I barely have enough time to do the canning for my family right now.

Looks awesome.. I'm going 40x80 aswell (maybe 50x70) still in the planning phase will be atleast 2 years before I build.. Only a couple problems I kinda see, is with all those OH doors you losing all kinds of wall space for benches, machines, shelving. Also I'd slide all the OH doors to the right make the far left a 14'x12' OH or so and double park the 4 vehicles in that door on that far end also creating more shop space on the left.. You could also rotate your kitchen area to the left wall and open up all the middle area.. Just a thought I'm sure you've thought of that and have reasoning behind your decisions, that's just my initial plan on a similar building..

Also if you don't mind me asking what's your budget on this build?

And another problem i see is all the dodges sitting around :)

I think the point SuperSocket was trying to make is that many State, County, and Local health departments (that have jurisdiction over commercial kitchens / food prep / food packaging facilities) don't allow a direct connection between that space and the restroom. If you need to be certified / inspected prior to using this, now is the time to figure it out whiles it's just lines on paper.

I've gone through enough designs and layouts to make my wife cross eyed looking at them. I did some planning using an online tool: http://floorplanner.com. I have a pro account with that site, but you can have a single floor plan for free on there. I used it to get a rough layout and try different layouts, then I put it into my copy of Better Homes and Garden Home Designer Suite 8.0 which the graphics have come from. Takes a healthy machine to generate the 3d views of the building and the 3d walk throughs though. If you are going with a stick build, BHG software will even generate you a material list of what's needed to build the building.

Machine wise, what will be in there are welders, plasma cutter, cutting torches, rotisserie, air compressor, air chiller for the compressor, paint bay, table saw, router table, drill press, engine stands, hoists, jacks, etc.. That's what I have right now, also plan to add a hydraulic press, sheet metal brake, and other sheet metal working tools. I like working on cars and rebuilding them, I do a little wood working, but not much. The area on the right hand side of the building is for storing all my projects that I'm not currently working on. I want one bay as my main work area, and the other two bays will be for moving things in and out of the shop and longer term rolling projects.

The building has 14' side walls and the doors are 12'x12', can't fit a taller door in there and the budget is already set for the building. Overall the project budget is 63k, this includes the building, rough plumbing, dirt work, concrete floor, interior steel, 5" of spray foam, trencher rental, 200+ feet of 3/0 copper wire for 200amp service, lighting and wiring inside the building. The kitchen appliances and fixtures aren't in that budget and will be paid for outside of it.

Funny thing on the dodges, I was a die hard chevy fan growning up, had all kinds of chevy vehicles, including the 69 camaro I still have, but needed a work truck and went through several chevy trucks (gas and diesel) and ended up buying the 99 dodge truck to pull my heavy trailers and fell in love with the cummins engine. I don't buy the dodges for the dodge in the truck, I buy them for the engine in it. I could care less about dodge. My little brother gave me hell about the dodge trucks for a long time and now he's got a dodge diesel to pull his race truck. You just can't beat the torque of that little straight 6.

99 3/4 4x4 QC has 350k plus miles (18mpg average mileage)
91 3/4 4x4 RC has 150k plus miles (20mpg average mileage)
96 3/4 4x4 RC (race truck) has 300k before I turned it into a race truck (I can go almost a whole race season on 10 gallons of diesel)
05 1ton 2wd CC has 240k plus miles (24mpg average mileage)
04 Avalanche 4x4 has 190k plus miles (16.5mpg average mileage)

those are all empty mpg average, pulling a trailer drops them down some but nowhere near what a gas truck would get and I have plenty of power to pass going up a hill loaded with 20k lbs on the back.

It will just be nice getting my tools out of my 26' enclosed car hauler, portable meth labs (garages in a box), the house and my brothers shop and in one location that I can actually use them. My big tools have been in that trailer for over 4 years now.

We have talked with the county health inspector on the building, I was worried they wouldn't pass it because it was going to be in my shop. No problem there. I've read through the HD regs on a commercial kitchen and there is not a thing in there saying a bathroom can't be connected to the kitchen. It states that the bathroom door must be self closing, so I'll have to put a return spring on the door, and have a vent fan in there for forced air circulation. My wife has many years of experience going through government inspections in the medical field, both state and federal with her work, and if it isn't stated in the reg, they cannot do anything about it. She has fought and won more state inspectors than anyone should ever have too. I leave her to the regs and inspections, I will do the grunt work and build stuff.

Made a little progress on the building. I have gotten the building ordered, they are 5 weeks out (way too long to wait...). I'm waiting on the date from them on material delivery and when they will be out to set the poles so I can get the plumber and concrete guy lined up.

Had a dozer out today to get the site leveled and some work done on my pond since the water level is so low.

Just a quick update.

The materials for the building will be delivered on the 4th and if the weather cooperates, the poles will be set at that time too. The concrete crew is lined up and just waiting to talk to the plumber tomorrow to get him lined up on the timeline.

I'm ready to get this show on the road.....

I'm in North Eastern Oklahoma in the middle of the Osage Nation (Osage County) which is the edge of the Ozark Mountains, lots of hills and brushy countryside. I lucked out on my place in it being clear of brush and trees.

Thought I would update this thread, building crew didn't get here till almost dark yesterday, so they just got thier equipment unloaded and setup ready for today. Today was a complete day attempting to drill 25 holes in this good solid rocky ground. Out of 25 holes attempted, they were only able to get 3 completely drilled with the auger on thier bobcat, the rest were all done with post hold diggers, rock bars and the jack hammer I rented. They got the 4 corners up and set today and have 3 or 4 holes left to finish getting to the depth of 3 feet. I warned them that they would hit rock before they started.

Today's update.

Building crew finished digging the last few rocky holes out this morning and then got all the posts set and top and bottom boards up with bracing for support. After the posts were up, they shot level across the site, the ground slopes 6" from the south east corner to the north west corner. Said that was the best site they've been on in a long while.

The plumber will be here tomorrow morning to begin the plumbing portion of the build.

Congrats on the build. Just looked at it for the first time tonight. A nice thing I did with mine 40x60 was a door on th eback side to allow for a cross breeze. It really helps out in the summer. I will be watching this build.

I have windows to allow a cross breeze in the shop if I'm not running an hvac unit in there.

Here are the updates for today. Plumber friend showed up and got the sewer side plumbed into the build site. He will finish up the water lines in the morning when the concrete crew arrives and begins working on getting the site ready for the concrete pour.

Ran into a snag on the concrete pour that I found out today when the concrete guy said he was planning the pour next week, I had to tell him that he would be doing it in a completed building then as the building crew will be back out on monday to finish the building. He said that it would have to be then because the concrete plant was shutting down friday through monday for some reason and the only other one around only has 1 truck and it's broke half the time. So he is going to try and do the pour thursday of this week. We have a 40% chance of rain on Thursday, so will see what happens.

Man today was a long and stressful day....

We were scheduled to pour concrete today since the plant was going to be closed friday through monday for maintenance. Well, there was a 60% chance of rain today, and Tuesday we are looking at snow coming... So after the pour was on, then off, then back on today we went for it. We poured 64 yards of concrete in a light rain and a cold front moving in. The crew finally finished the work on the slab at 8pm tonight after starting at 9am setting up rebar.

By the end of the night, we had 3 trucks lighting the slab and the bobcat so that it could be finished. We were soaked to the bone most of the day. Figures after 2 years of drough, we get rain on the one day I needed it to be clear.

That was 69 yards of concrete poured yesterday... should be a nice stout floor to handle my tractors and big trucks rolling on it.
