I was going to wait until it was "done" (as if they ever are!) or at least until I get the floor tiles installed, but what the hell.

"The Plan"

I've always wanted to have a great looking garage. At 65 this is going to have to be it cause I'm never getting another one!

My new garage in Glendora, CA is a huge upgrade compared my 90 year old Pasadena 18x18 detached garage. It's just a typical 21x21 w/2ft x 8ft alcove, a tankless water heater, a working but falling-apart door opener, and some cheap melamine cabinets the prior owner left. Because I already had 3 melamines (I'd intended to leave) a change from my original plan was in order!

Garage Door Opener
The plastic was badly cracked and it was literally falling apart. The light lens had a hole and was badly yellowed. Built in 1997 a replacement lens is no longer produced so a cheap fix was in order. Backed up the hole, super glued the cracks, filled, sanded & painted flat white. The badly cracked plastic case was repaired w/super glue and hot glue. The opener works fine and no one (but you guys) will know its held together w/chewing gum & duct tape. A torsion bar mounted Liftmaster is in the future.

The Walls

The garage was typical bare studs, no ceiling. A ceiling & drywall was added and sprayed with a mild texture by prior owner. Whatever the finish it absolutely soaked up paint! I chose a light gray (I started to cut in with it in the 1st picture) only to find it was too dark. So I bought a gallon of white and mixed them together! Ran out (natch!) got another and another white too. Whatever the color is now, I like it a lot. Pardon the in process mess and Joey. He hasn't learned the new neighborhood limits so he has to be on a leash.

The Cabinets...So Far...

I modified a cabinet to conceal the tankless water heater s well as a mismatched height one. I've already posted these pic's in the "What Did You Do IN Your Garage Today" thread elsewhere but I'll add them here too.

Since they're cheapass melamine cabinets, they had sagged on top from having stuff stacked on it. I added a "strut" inside to make the tops flat again and to retain the wider top shelf.

I notched the back of one cabinet and held it back from the wall using a 1x8 to hide (well, partially) the space in back. I've tested the WH and it's cool to the touch even while in use. It has cold and hot hose bib type outlets below and since its on the wall shared with the washer/dryer in the Landry room inside the house I'm going add a sink - I've never had a garage with a sink before - YAY!!

The Sink & Sink Stand

One garage wall backs the washer & dryer and the water heater has hot & cold water outlets below it which will allow me to have a sink once I access the drain in that wall.

On Craigslist I found a new stainless steel counter with sink. Not as good as a deep stainless laundry sink but also cost a fraction as much and since it was new I went for it. Built a sink stand that will remain open below. Primed and painted that today along with finishing the painting of the cabinets. I'd be putting the floor in tomorrow but we have our two grand daughter for the weekend so that's out until Monday.

Hi Don!

Thanks for the congrats. It's small but bigger than I had and certainly nicer.

I love watching the progress on all your various projects. Now that my garage will soon be (somewhat) done, I can finish my truck's interior. Carpet and headliner, stance adjustment, then decide what I'm going to do with the wheels. The existing Boyd Smoothies are dated and too "bling-y" for my taste. Anyway, there's always something.

I'd love to meet up with you one of these days when the world isn't falling over the edge! Take care and be safe out there to you and yours. - Dan

Ha! Very kind words, TWW. We'll see how this goes.

It's a small garage by Garage Journal standards. And because of GJ it'll be a derivative of so many other's garages. But that's ok I think. It's an homage to the good ideas and taste of the other guys here. At least that's how I hope it ends up.

EDIT: Drawer pulls and door handles arrived. Had a mix of missing, white plastic and metal. Also 3” and 3-3/4” holes distances. Oh well.

Put a final coat of paint on small drawers last night so I could install drawer pulls today.
A long & short screw provided; neither the right length so I had to cut & blend the threads to fit.
Not even sure what I'll use drawers for? Possibly nuts & bolts - see Plano boxes under sink. They're old and brittle so maybe I'll get ones that fit into the drawers or just make some dividers for the drawers.

Mounted a long drawer pull as a hand towel bar because it matches the door & drawer pulls. Good idea but didn't "stick out" enough so I added some blocks. Not sure I'll keep it this way but works for now.

Mounted bottle opener & catch can.

Floor Installation Delay

I was in such a rush to get the walls painted so I could install the floor that I did a poor job cutting in the gray at ceiling. I keep looking at it and it bugs!

So I'll slow down, paint entire ceiling using the "paint-sealed-tape" trick & Frog tape to HOPEFULLY get a sharp dividing line. Yeah kinda over-the-top but it's my last garage. I'll patch some bike hook holes, re-route the door opener push button wire, AND plumber is coming Fri AM so I have to open the wall to find the drain line. Since me and plumbing don't get along at all, guessing I'll have to open more than one spot. My luck with plumbing has always been ZERO! Then more patch & paint! DOH!

Went looking for the drain pipe where garage sink will be. Two false starts (as predicted) that will need repair but found it in a good spot that will allow me to put the sink in a better location.

SO....I had to completely deconstruct the sink stand I'd built over the last few days and (partly) put it on another wall while waiting for the plumber coming tomorrow. Afterwards I'll decide if I replace the under sink shelf or if my mini fridge will fit there.

Hopefully more progress coming soon.

Thanks guys. It's feeling like two steps forward & one step back.

Plumber didn't have enough time after installing the Reverse Osmosis filtration system in kitchen to build & install the new drain line for the garage sink.it's very tight but he says he can do it. We have Pex in the house. I don't know anything about pex but he said the house has a premium brand installed. Some name I don't remember. He'll be back next week.

Meantime I watched a Youtube video on cutting in my ceiling (white) over garage walls (gray) and it worked great! Except that now I have to paint the entire ceiling! I don't mind. The garage will ALL be freshly painted with eggshell enamel and I won't have to think about it again for years....I hope!

Yup, painting by hand is a royal pain in the nuts. I go years between painting rooms, get excited to buy clean fresh rollers, etc then 20 minutes into doing it I’m reminded why I hate it.

Yeah, I’m totally waiting for the floor to go in too. Have a houseful of family here today or I’d be rolling the ceiling so I could put the floor down tomorrow. Having the boxes of tiles standing in the corner feels like they’re mocking me! :bounce:

Yes, putting in Race Deck ribbed tiles.... They have a different name but my understanding is that's a licensing agreement thing and the boxes all say Race Deck.

Hotter than blazes here today so I still haven't painted the ceiling in there. I don't want to put the floor down until I have the painting done. It'll be soon. I'll post pics here and I guess a separate thread in the Floors forum.

Mine will be identical to Bikerneil's except I'm pretty sure I'll leave out the center red stripe. I MIGHT put in an additional red tile in the four corners of the red just to add some interest. I already know I'll be short some of the dark gray - Graphite - just not sure how many, but very few. And I'll have a lot of leftover red! Oh well.

Thanks for the congrats. We're very happy in the new house. Nicer than anything I ever thought I'd have. Took a lifetime to get here so I'm trying to remember to enjoy it instead of just doing more chores.

Ok, the garage ceiling has been painted. It took two full gallons and to be honest it could use another coat. But I'm not doing it! Took all day and it was HOT!!! in there. It could use another quart just for one corner. Obviously it SOAKED up the paint. It should have been primed with PVA primer but too late now.

It's white over white splatter coat so it doesn't show well in the photo. Painted on the left and unpainted on the right.

All sorts of chores to do tomorrow but MAYBE I can start the floor installation.....soon.

Thanks Don. Been here only two months but the neighbors have been very friendly.

There's a guy down street with a stock appearing '40 Ford coupe; or it belongs to a friend. It's parked at the curb frequently. Things should go faster now.

Sink was installed today. A lot of reworking of existing plumbing; primarily drain line and the vent pipe. I'll repair the drywall myself. Legs are just on there temporarily until/unless I find something (anything!) that looks better. The patch will be under the sink so my level my uh...er... "skill" will suffice.....barely!

I've never had a garage sink before and haven't had an attached garage since 1985.

Sanded the little MDF "workbench" and finished it with several coats of Minwax. It's not much but will suffice awhile. Took the pegboard the former owner did a crappy job of installing and painted behind.

I wanted to add red metal pegboard as an accent to go with the red tiles and Craftsman tool boxes. But for the price I decided to sand and paint the existing board. I'll trim it out and call it good.

I've decided:headscrat the ceiling looks "good enough" for a garage. (Yeah, my girlfriend is telling me) later I'll wish I'd taken the time to put another gallon up there hoping one gallon would do it now that two gallons have (I hope) sealed it.

EDIT: Ok, ok PD. A little jackalope "you" is sitting on my shoulder telling me to put another coat of paint on the ceiling. Damn, but ok.

So many little things to do before putting the floor down:
- Finalize the sink stand build & paint.
- Decided on/install a back splash
- Finish sealing the little workbench top.
- Caulk & paint the board under door opener.
- Finish wall paint by R&R'ing pegboard, then
- Paint the pegboard & remount, trim out

On and on. As soon as I think I'm getting there I think of three more things.
Plus, two months in and things are still coming and going back to the old house!

Need opinions on a backsplash for the sink - two walls anywhere from 6" to 18" high. I had thought diamond plate but there's none elsewhere in the garage so I'm thinking nah.

- FRP is kinda cheap looking (Ha, like the rest of my garage isn't! lol)
- Possibly just 1/4" plywood painted my dark gray?
- Holey pegboard isn't exactly a backsplash.

There'll be a white enamel rolled paper towel dispenser on the right. A small wall cabinet w/ or w/o a mirror. Possibly a stainless mounted soap dispenser. Opinions appreciated.
