This will be a bit of a slow burn, but that's the nature of home building. I'm currently in a 3 BR ranch with 3+ car attached garage, 4 post lift in one bay. I built it about 18 years ago. The garage is wider and deeper than standard and has plenty of room, but with 3 vehicles, mowers, motorcycle, ATV, and other stuff it's too often a giant game of tetris to use the lift or get the mower or something else out. None of that is enough real motivation to build or move. Current house is on 4 acres but I only owned 2 when I built. There's no great way to add a big detached shop that would be convenient to access due to some wetland areas that surround or slice through the property. It could be done, but it would be an awkward situation, and I'm just not interested in spending the time to maintain that much property anyhow. But that pondering is all water under the bridge.

I've decided to build on a single acre in a development and go all out with the attached garage(s). I started the design nearly 2 years ago, hired a builder last fall and broke ground a few months ago. I suspect it will be done early 2026. I think we've all seen houses built so I'll just start with some basic info and only get into detail once we get closer to moving in. There are two main level garages, one front facing, one side load. Each has two 10'W x 8'H doors. The front facing has a 20x20 bump out for a project area. Since it's a sloped lot and walk-out basement, that bumped out area is as much as 10 feet or so above grade. That either meant very expensive fill under it or a slightly more expensive basement level storage garage. The idea of getting all the lawn and garden gear out of the main garages made that an easy choice so I went with a suspended slab design over that area.

Great looking "modern" house.. You've got 5-6 cars worth parking, I think it's great.

I assume that you can't put an "outbuilding" in an area like this, so you've got to integrate it into the look and feel of the main home?

It's always an advernture with a GC. Keep construction pictures coming. Make sure you get photos of EVERYTHING by room before they close up the walls, it'll be helpful in the future, trust me.

That's correct, it's a few miles outside the nearby town and while the lots are probably large enough for large outbuildings, they aren't allowed. I'm 100% OK with that for this house. The development has other significant positive aspects.

I used a builder 2 houses ago, and I was my own GC for the house I'm in now...so it's not my first rodeo. I'll definitely document, add blocking where needed, go overboard with lighting and electrical, and all the other typical stuff.

Our last home in GA had a similar arrangement with a oversize 2 car side entry and bump-out workshop. In the basement there was a very wide 2 car tandem. There were driveways at both ends of the house. I really appreciated the arrangement as it gave me the garage space I wanted in an HOA neighborhood where I couldn't have it otherwise.

Not much going on in the garages...they've basically become a staging area for cabinets, flooring, trim boards, etc. The cold weather has stalled the exterior finish work, but we did get one corner done a few weeks ago and the retaining wall around the driveway apron is almost done. About half of it will be covered once the grade is done. I didn't pick the ideal placement on the lot and with the 10' basement walls above the grade at the back walkout...I'm higher out of theground than anticipated. My little planned wall became a $40k project. Part of that will come back since that includes most of the driveway fill and prep that was in a different column. 64 circuits seems about right...I think 10 or 15 slots are open but can't see much need to add more. The smaller panel is primarily basement but that includes a full kitchen, bedroom, full bath and my office.

Progress is looking good! Have a target closing/completion date?
I think the inside could be wrapped up by end of February but if the exterior and driveway have to wait until March to restart it could be mid April. I'm not in a hurry really. I don't plan to get serious about selling my current house until late May or early June.

Looking back, I see that 4 months ago I was 2 months away from finishing. 🤔

Winter weather pretty much stalled the outside work for the past 5 months, so we didn't push too hard on the inside. Over the last few weeks we got around to trim, paint, door openers, fans, heat, sink and lighting in the garage(s)...more soon.

Do those garages at 90 degrees come together or are they seperate? My brother is finishing up his 6-bay oversized attached and the two banks of doors intersect inside and make sooooo much room. He could easily fit 14 cars if he put a few on casters.

edit: I guess in looking at the plans, there is a small pass-thru but the house seems to impede on the garage space. Shame.

The side entry bays are just for the daily drivers and motorcycles. When I was working on the design, I couldn't think of any reason I'd need to move anything wider than 3 feet from one to the other without going out onto the driveway apron. I do my best to keep the vehicle count at 4.

Don't get me wrong, the garage is great as is. I'm just blown away every time I see how much room is in his L-shape when you make it all garage. Same thing when you see how much stuff you can put in one of those corner kitchen cabinets with a lazy susan in it.

I know what you were saying. The other reason I didn't go all out was to separate them so I can just heat the larger of the two spaces. I added a door to that pass through area. I am going to the new place on Tuesday and hope to see the floors done. It's 3 hours away from where I am now...will be glad when I'm done with that drive. It's been a weekly trip for the last 14 months or so.
